The housing is a genuine mix: Victorian and Edwardian terraces around Churchfield Road and Acton Central, larger villas near Acton Green and Bedford Park's edge, interwar semis towards East Acton and Acton Vale, post-war estates, and a growing number of new-build houses and apartments around the Park Royal and Acton Main Line corridors.

That mix produces very different briefs. Older terraces have narrow rear plots and side returns to sort out; interwar semis have wider gardens with driveways and side access; and new-build gardens usually start from a poor base — thin topsoil spread over compacted construction ground, a fence, and little else.

New-build ground is the single most common practical issue in Acton. Compaction and buried rubble prevent drainage and stunt planting, and no amount of turf will fix it. Elsewhere, the ground is London clay, mature street trees are widespread, and parts of W3 sit in conservation areas which affect front boundaries and hard surfaces.

On a new-build plot the design has to begin below ground: breaking up compaction, removing rubble, installing drainage and importing decent topsoil before any surface or planting is considered. Once that is dealt with, a simple plan — a well-proportioned terrace, generous beds on the boundaries, a lawn or artificial grass, and one or two trees for height — turns a builder's rectangle into a garden.

For the older terraces, the priorities are the side return, storage and level change at the back door, then dividing the length so the garden is not one long corridor. For the wider interwar plots, the opportunity is the width: a terrace, a lawn and a separate seating or working area, linked by a path that does not simply bisect the space.

Boundaries do a lot of work in Acton, because plots often back onto other gardens, railway lines or commercial land. Good fencing, hedging and pleached or multi-stem trees give privacy and take the edge off noise, and are worth spending on before ornament.

Where a driveway is part of the brief, permeable construction keeps surface water on your own land and satisfies the rules on front-garden paving.
